Owning a pet certainly helps bring you joy and benefits your emotional health. On the other hand, it can make selling your home a little bit trickier.
Generally speaking, potential home buyers are much more wary of homes with pets, usually because of the smell, fear of damage to the home, and cleanliness levels.
But, rest assured, there are ways to sell your home with pets (and keep your pets happy in the process too!).
Follow these tips to sell your home with pets and keep them (your pets) happy in the process!
Bad smells are one of the top reasons that cause potential buyers to decide not to buy a home. It seems silly, because smells can change . . . but people are very motivated by scent. Bad scent can give you a bad feeling about a place. Invest in quality scent sprays, candles, and allergen sprays to rid your home of the smell of pets. Don’t let wet animals wander around the house and stink it up. Make sure your home smells clean and pleasant before potential home buyers are coming to look at your house.
Some homes, unfortunately, suffer from damages resulting from their pets use of the home. This may turn a potential home buyer away. It is important to remove all scratches on floors and stains on the carpet from your pets. Fix any doors, trim, walls, or furniture that have bite marks or scratches. Nothing will turn off a potential home buyer faster than seeing wood floors ruined by pet paws – so it’s a good idea to get it fixed before you even consider listing your home.
This is another way to get rid of that lingering pet smell. Potential home buyers are turned off by seeing fur all over the place, so give your house a good scrub and pick up any and all traces of hair. Vacuum extensively in areas that don’t get a lot of attention. You could even consider having professional cleaners clean your home or getting your air duct filters cleaned. Pet hair always seems to find themselves in unusual places so be thorough in your cleaning efforts.
This is pretty important – remove the pet and keep the house clean and some people may not even know that a dog or cat resides in the home. So, take your pet for a walk or a drive in the car while your home is being shown.
Another option for keeping your place clean and safe while potential home buyers enter the home would be to have a friend or neighbor watch your pet for a few weeks while you’re trying to sell. It could be less work for you and less stress on your pet, if it’s something that you’re comfortable with or have the means to do.
Don’t make a big fuss about cleaning up the inside of the house and then leave the yard a huge mess. Get out there and pick up all the doggie doo-doo in the yard because nobody wants to see that! Make sure to repair fences, decks, screens, or anything else that your pet got into. Make a habit of picking up after your pet every day during the selling process.
This is your best bet when it comes to selling your home – ensure your house is so clean and pleasant smelling that there is little or no evidence that animals reside in the home. Now, you could still go to all this trouble and have a potential buyer ask if there are pets in the house. There’s no sense in lying about it – tell the truth. You never know – the buyer might even be a pet owner themselves. In general, buyers will have less to complain about if the house is clean and things are repaired.
Another reason to keep your pet away when people come to see the house is safety. Not all people feel comfortable with pets around and some may be allergic to pets. Your pet could also decide to bite, hiss, or lash out at someone – and you could be held accountable for that. You’d lose the home sale and potentially have to pay someone’s medical bills – don’t chance it – put your pet somewhere else when people are coming to look at your home.
Depending on the age, maturity, and health status of your pet, a move could place undue stress on them as well. You could talk to your vet about how to help your pet stay calm during this big change and how to help them get acquainted with a new home when you are able to move.
