Buying my first home was a major milestone for me. I remember how my initial house hunting turned out. It wasn’t easy especially since I am the type who is meticulous to specific details. The process could be tiring and quite stressful but since this is a valuable investment, you really need to take the time to plan and prepare for it. But along the way, I have learned many things in my personal experience and I am glad to share them to you. The process of finding a house can definitely be both exciting and challenging at the same time. But there are guaranteed ways to make the search easier.
Tip #1: Broaden your search.
Out on a hunt for your dream house? Given the available resources, with just a click away, you no longer have to spend a lot of time searching for the property that falls within your price range and specific requirements. Spend time widening your search. I can guarantee you that your dream house is just out there! There are now different ways to search for properties. Drive through the different neighborhoods and look at the houses with “for sale” sign. Browse through online advertisements or you may also want to check out the real estate classified ads section in newspapers.
Tip #2: Walk through the house once.
When you have finally narrowed down your choices, walk through the house. Seeing the property in person is entirely different compared to just relying on online information. Photos can be edited to make them more visually appealing but they may be different when you actually see the house. Visit the property. Take a look at the structure, garage, its exterior and interior which leads to the next step.
Tip #3: Get into specific details.
The house has a well-designed exterior, garage and landscape, now what’s next? A good value home is not only based on the aesthetic appeal and value of a property. If you want to get a value for money property, go into the specific details. What kind of roof is used? How many rooms are there? Is the house huge enough for your family’s needs? Asking yourself these questions and getting into the specific details allow you to see the house for what it is and if it fits your lifestyle.
Tip #4: Take photos and videos.
With all the properties that you have visited let’s say in a day or in a week, there is a tendency that you end up being confused and mix up details. Oh, you have finally found a nice house with 3 bedrooms or is it the one with just 2 rooms? Chances are you cannot memorize all of the details and not even the visual aspects. Make sure to bring a camera with you. Take photos of the specific details. You can also take videos. Once you start comparing your choices, these visuals can come in really handy.
Tip #5: Check that appliances are working.
Some owners sell their properties with appliances included in the whole package. If you happen to come across one property offering such, check the appliances and make sure that they are still working. Complete packages are often priced way much higher compared to a bare property. Sounds like a good buy? Take a closer look. You aren’t even sure if all of the appliances are still in good condition.
Tip #6: Bring furniture measurements
Every house has varying floor plans. Larger living rooms…Smaller bedrooms… Medium-sized dining room… How would you know if your favorite furniture pieces actually fit? It would be a bad thing when you end up throwing some of your nice furniture pieces just because they do not fit in. Measure your furniture items and you can at least have an idea as to whether they will fit in the house.
Tip #7: Check the details that are often neglected
Our eyes tend to focus on beautiful things which make us forget some of the other important details. Look up and look down. How does the ceiling look like? How about the floor? Some of the problems are concealed under the rug. Be attentive with the things that you are likely to neglect. Are there leaks and cracks? There might be problems that are hidden and not that easily visible.
Tip #8: Pay attention to the neighborhood.
You have finally found a nice house. It is perfect and it fits wonderfully in your checklist. But what if after finally moving in, you realize you do not feel comfortable and at ease with the neighborhood? The last thing you would want to happen is to regret your choice. Pay attention to the kind of neighborhood with the properties you are considering. Is it accessible? Does it offer a quiet environment? How about the safety and security of the place?
Tip #9: Make a comparison chart.
Now that you have finally narrowed down your choices, one useful tip that I can personally recommend you to sort things out is to make a comparison chart. It does not take that much time to break down the details into different categories like for example, number of rooms, interior design, exterior, walls, floor, ceilings and other features of the house.
Tip #10: Envision how you will use the space.
When the house looks perfect for you, it does not end there. Do you actually see yourself living in that house? There are instances where you might like a property but you just don’t feel like it is one you want to purchase. Go and follow your intuition. After all, you will be the one living there. Buy the house if you feel it is worth the purchase and it satisfied your checklist of priorities. Once you have made the choice, envision how you will use the space.
